Sul Kyung Gu and Kim Jae Joong Linked to C-JeS CEO’s $4.9 Million Apartment Auction

A luxury apartment owned by Baek Chang Ju, the CEO of C-JeS Studio, is headed to court auction — and the case is drawing attention after actors and singers tied to the agency were revealed as creditors.

According to real estate and court records released May 21st, the Seoul Eastern District Court is set to auction Baek’s 152㎡ apartment at Trimage in Seoul’s Seongsu neighborhood on June 8th. The unit has an appraised value of 7.39 billion won (approximately $4.9 million).

Completed in 2017, Trimage is one of Seoul’s most expensive residential complexes and is known for housing celebrities and business executives thanks to its views of the Han River and Seoul Forest. Records show the same apartment size in the complex sold for a record 7.05 billion won last September.

What’s drawing particular attention, however, is the list of creditors connected to the property.

According to registration records, actor Sul Kyung Gu — who has had a longtime relationship with C-JeS — filed a provisional seizure claim against the apartment tied to debt worth around 1.46 billion won.

Kim Jae Joong also reportedly filed a provisional seizure claim tied to 602 million won.

The exact nature of the debts has not been disclosed, though industry insiders speculated they could involve private financial transactions or investment-related arrangements.

The property records reportedly show multiple additional liens and provisional seizures added in recent years, including a 3.6 billion won collateral registration under C-JeS Studio in 2024 and further claims from a P2P finance company.

Legal action from creditors reportedly began increasing in May last year, with total claims tied to the property now exceeding 10 billion won.

Notably, this all unfolded around the same period C-JeS officially announced it would scale back its actor management business, fueling speculation within the industry about growing financial pressure behind the scenes.
