Lee Seung Gi Builds $6.3M Property But Can’t Move In Due to Construction Dispute

Lee Seung Gi has become involved in a new dispute with One Hundred Label’s CEO Cha Ga Won over his newly completed building in Seoul.

According to reports on July 10th, Lee Seung Gi recently finished construction on a five-story building in Seoul. He purchased the land years ago and completed the building registration late last month. Shortly afterward, his wife Lee Da In gave birth to their second son, making it a celebratory time for the family.

However, Lee Seung Gi is reportedly unable to freely access the building despite being the owner. The property is currently surrounded by fences with signs stating that the construction company is “exercising lien rights” over the building due to unpaid construction costs.

The lien was filed by p_Arc Construction, the company that built the property. The company’s representative is Park, the husband of Cha Ga Won, who also leads p_Arc Group and serves as CEO of several entertainment companies, including Lee Seung Gi’s former agency Big Planet Made Entertainment.

Lee Seung Gi and Cha Ga Won previously had a close business relationship, but their relationship reportedly deteriorated after disputes surrounding Cha’s management of her companies. Lee Seung Gi eventually left Big Planet Made Entertainment after filing for contract termination, which was approved by the court.

The two sides are also currently involved in a separate dispute over a luxury villa lease. Lee Seung Gi moved into a villa owned by Cha Ga Won after signing with Big Planet Made Entertainment in 2024. His side claims there are issues involving the return of his large security deposit, while Cha Ga Won’s side argues that Lee Seung Gi is using the dispute as a reason to end his exclusive contract.

The newly built building has now become another point of conflict. Lee Seung Gi reportedly planned to live on the fourth and fifth floors of the property, but he has been unable to move in due to the lien dispute.

Lee Seung Gi’s side claims that while some remaining construction payment is still unpaid, the amount is less than 10% of the total construction cost. They stated that they have not been able to properly inspect the building for defects or confirm whether it was completed according to the original plans.

They also claim that the construction company requested additional payments that were not part of the original agreement, with the disputed amount reportedly increasing from around 700 million won to 1.4 billion won ($4.7 million to $9.3 million)

Lee Seung Gi’s side has filed for a preliminary injunction asking the court to allow him to take possession of the building while the dispute continues.

A lien can be placed without a prior court ruling, but its validity is ultimately decided through legal proceedings. If the court later rules that the lien was unjustified, the party that filed it could be responsible for damages.

Meanwhile, p_Arc Construction has not publicly provided a detailed response to the allegations.
