Was Xiumin Targeted Too? EXO Star Bought Home Developed by Cha Ga Won for More Than Double Its Value

Xiumin has reportedly purchased a unit in the ultra-luxury villa LANUVO HANNAM developed by Cha Ga Won, chairwoman of p_Arc Group and INB100’s parent label, One Hundred.
According to the Supreme Court registry, Xiumin acquired a 166.42㎡ unit on the second floor of the complex in April 2023, with the registration completed in January 2026, approximately three years after signing the sales contract. Industry estimates place the price at around 10 billion won ($6.5 million).
LANUVO HANNAM is a high-end residential project developed through Cha’s affiliate, One S Co., Ltd. The building consists of three basement levels and three above-ground floors, with seven units completed in 2024. Notably, psychiatrist and TV personality Yang Jae Woong purchased a unit in this complex in 2021. Yang Jae Woong and EXID’s Hani have publicly announced their relationship and engagement.
Xiumin’s purchase occurred shortly before he, along with fellow EXO-CBX members Baekhyun and Chen, transferred their contracts from SM Entertainment to INB100. The trio agreed to continue activities under INB100 while paying SM 10% of their individual activity revenue.
The controversy centers on allegations that Chairman Cha has been leveraging artists under his management for the sales and operation of theLANUVO HANNAM villa projects. The first phase of the project, consisting of four units, was completed in 2022 but remained completely unsold.
An industry insider stated, “She tried to convince me to buy it for 10 billion won ($6.5 million), but I didn’t. Even 5 billion won ($3.2 million) is too much. Not a single unit has been sold.”
Chairman Cha has reportedly leased these unsold units to artists under his management. Lee Seung Gi secured a jeonse lease for a unit at 10.5 billion won ($6.8 million) in 2024, and Baekhyun of INB100 for 16 billion won ($10 million) in 2025, with both reportedly obtaining loans from financial institutions to cover the deposit, allegedly facilitated by Cha.
Xiumin is estimated to have purchased a unit in the second phase for around 10 billion won ($6.5 million), though the exact transaction amount has not been disclosed. Industry insiders have speculated that the purchase may have been linked to concerns over the project’s unsold inventory.
Currently, Cha is reportedly unable to pay artists their settlements due to financial difficulties. In April, Baekhyun, Chen and Xiumin sent certified letters to terminate their contracts. Xiumin, unable to receive his settlement, has also been unable to pay the 10% revenue share to SM, prompting SM Entertainment to place a provisional seizure of 700 million won ($452,000) on his LANUVO HANNAM unit.

EXO’s Xiumin Cancels Japan Performances
EXO-CBX member Xiumin has canceled his upcoming Japan performances. His agency, INB100, explained the situation on June 5, emphasizing that the artist is not at fault.
Xiumin was originally scheduled to appear at the “Asia Culture Festival 2026” at Tokyo Garden Theater on June 9 and 10. However, reports recently emerged that his appearance had been canceled and that THE BOYZ’s NEW would perform in his place.
According to INB100, the cancellation was caused by a fraudulent contract involving a company falsely claiming to represent Xiumin. The festival organizers had signed a contract with a third-party company, not INB100, which listed itself as Xiumin’s agency and made it appear as if it had the authority to sign an exclusive contract with the artist. The organizers later discovered the deception and canceled the contract, classifying it as a clear case of fraud.
The agency stressed, “Xiumin bears no responsibility in this matter, and the festival organizers are also victims acting in good faith.” They urged the public to avoid misunderstanding or speculating about the artist or the event organizers. INB100 added that it considers the incident a serious criminal act and plans to take strong legal action against all involved parties.
Separately, Xiumin recently notified INB100 of his intention to terminate his exclusive contract, citing unpaid earnings as the reason.
